In order for our clients to be able to book their accommodation with as much information as possible, Wannaroom!? provides up-to-date images of the rooms and apartments and sends these by e-mail to future clients. Even so, it may happen the a client books a room and upon seeing it decides that it is not what was expected. In a case like this, Wannaroom!? will offer the client other rooms that are available at that particular time. If the client decides to rent one of the properties offered, no penalty will be incurred and the rental agreement would be signed as normal. If the client is not satisfied by the other properties offered by Wannaroom!?, the fee for booking services carried out by Wanna Rom will not be repayable.
The rental contract may be signed whenever the client so decides. If desired, a signed copy of the contract can be sent via e-mail or fax, which the client should sign and return together with the deposit and payment of the first rental period, if the contract so specifies. We can also send the client an unsigned copy of the contract so that the client can study same and contact us to clarify any doubts that may arise. The client may then request a final copy for signature or wait to sign the contract upon arrival in Madrid. In this respect it is important to bear in mind that until the client has signed the contract the property may not be used.
Booking applications are processed in order of arrival. However, applications that have a higher number of requirements may be more difficult to satisfy, and consequently may take longer to process. Normally, a booking application will be processed within a three week period. Throughout the search process for property, depending on the requirements stated in the application, Online Properties will keep the client up to date on the progress of the search.
Clients who wish to pay a booking fee, or the amount of money stipulated in a pre-signed contract must make a bank transfer to the account of Online Properties. The time lapse from ordering the transfer until it is paid into the account varies depending on the type of transfer, country of origin, bank used and the date on which instructions were given. Because of this, Wana Room recommends each client to enquire in their bank or savings bank in this respect. It is important to bear in mind that until a booking fee is paid into the destination account, the said booking remains without effect. Consequently, if a transfer is going to take longer than 7 days, the client should advise us accordingly and provide certain documentary support that instructions have been given to make the transfer.
If a client wishes to change apartment or room prior to the finalization of the contract, he or she should proceed to an early cancellation of the contract. In this case, Wanna Rom will place all its available accommodation at the client’s disposal in order to avoid forfeit of the booking fee. Wannaroom!? has an extensive client list, which permits an interchange of rooms between students. If a client who cancels a rental contract in advance signs a new rental contract for a different property belonging to Wannaroom!?´s portfolio, the client will not forfeit the booking fee, but will transfer the same to the new contract. However, in all other cases, early cancellation of a rental contract would entail the forfeit of the booking fee.
All the property we offer complies with minimum guarantees of habitability, safety and comfort. Naturally, higher-priced apartments offer higher quality and it is of course possible to request luxury apartments. Wannaroom!? is the only service of its kind that allows the client to access up-to-date photographs of properties before making a booking. In this way, the client is familiar in advance with the room or apartment to be rented. Wannaroom!? contracts are usually based on periods of 3, 6 and 10 months, as per the academic year. If the client wishes to rent a room or apartment for a different length of time, he or she should contact us to check on the rental options available.
In general,Wannaroom!? do not allow extensions of the duration of a contract. However, under certain circumstances, such extensions are allowed as long as the client gives notification of the wish to extend at least one month in advance. A possible scenario that the client may be a student whose examinations finish one or two weeks after finalization of the rental contract. In such cases, Online Properties will endeavour whenever possible to assist the client who experiences such circumstances. In other scenarios, a client who wishes to extend the duration of a contract should inform Online Properties who will draw up a new rental contract.
Under normal circumstances,Wanna Rom will demand payment of rent on rooms and apartments at the time and in the way stipulated in the rental contract. Clients who do not comply with payment obligations will be liable to the legal consequences arising from such a situation. Should extraordinary circumstances arise due to which the client is unable to pay rent on time, Online Properties must be informed of the same and whenever possible, will endeavour to reach a solution which is acceptable to both parties.
Deposits are returnable in full as long as the rented property is handed back without any damage. Each contract gives clear indications of the types of damage covered by the deposit.
Each contract gives clear indication of the type of services covered by the rental price. In general, apartments are rented exclusive of telephone, water, gas, and electricity charges, as well as community expenses.
As long as the code of conduct stipulated in the contract is respected, as well as that imposed by the residents’ association (when such an association exists), the tenants themselves will establish a code of conduct applicable to each apartment. In the booking application, Wannaroom!? invites future clients to indicate the kind of social environment in which they would like to live.
The availability of apartments for either smokers or non-smokers will depend on the possibility of pooling the individual preferences that each client describes in the booking application. Normally there are no problems in finding apartments for either smokers or non-smokers.
The possibility of renting apartment for members of the same sex will depend on the possibility of pooling the individual preferences stated by each client on the booking application. Normally there is no difficulty in finding an apartment for same-sex tenants.

Clients may indicate the metropolitan area in which they prefer to reside on the booking application. Normally the apartments offered by Wannaroom!? are no further than 25 minutes by public transport from the student’s centre of studies.
